Revitalization without Gridlock

This information has been posted here so you can be made aware of an alternative zoning proposal.

On April 22, 2008 the Mayor and City Council made some progress toward setting in place reasonable waterfront zoning. While they did reduct the overall development "cap" to 400,000 square feet, they also approved the staff recommended base zoning. The approved base zoning actually set up a total of over 1.0 million additional square feet. At this point, no one really knows where the first 400,000 square feet of this zoning will actually end up. Several of us would prefer to see 400,000 of very clear and straightforward base zoning with no questions as to where this square footage will land.

In the coming weeks, the documents on this page will be updated to reflect core remaining issues and Coastal Act inconsistencies. The next step will be to begin submitting public comments directly to the California Coastal Commission. The initial timing for the Coastal Commission hearing process is Fall 2008. All California residents have a right to comment at the Coastal Commission level.
